v Tax not included in nightly rates
v Check in time is at 4:00 PM and check out is 11:00 AM. An early check-in or late check-out is available for a fee.
v All properties are non-smoking and absolutely no pets are allowed.
v Minimum age for rental is 25.
v By state law, occupancy may not exceed what is posted for each home, which is 8 people. Infants and children are also considered as occupants.
v Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.
PAYMENT TERMS & CONDITIONS:
v Payment of 25% of total is due on confirmation of your reservation. Remaining 75% is due 14 days prior to your visit.
v A $250 refundable security deposit is required. The security deposit will be used to cover any damages that result from the negligence of the renting party. If there are no damages, then a check will be mailed out to the renter, 7 days after checkout for the full amount of the security deposit.
v Final payment is due 14 days before your arrival and is non-refundable and is non-refundable after that point. The final payment will be billed to your credit card on file unless other payment arrangements have been made.
v All rates are subject to a 13% Florida tax.
v Property pass codes will not be sent until payment in made in full
v There is a one time $65.00 cleaning fee for stays that last less than 6 nights.
v We accept VISA, MASTERCARD, AMERICAN EXPRESS, Paypal, personal & certified checks as well as money orders.
v Any last minute vacation bookings will not qualify for deposit refunds.
v A Processing Fee of $25 covers our administrative costs. If you make a change to your reservation there will be an additional processing fee of $20, which will be charged at the time of the change. No changes can be made within 14 days of your arrival.
CANCELLATION POLICY:
v To cancel you need to send an e-mail with the word "cancel" and your confirmation number in the subject line or body of the e-mail.
v If you cancel 31 days prior to your arrival date, all money paid, less a $75 administrative fee, will be refunded.
v If you cancel 30 to 15 days prior to your arrival date, you will forfeit your initial deposit; other money paid will be refunded.
v NO refunds 14 days or less prior to arrival.
v Any reservation that has been cancelled and reinstated is subject to a $50 reinstatement fee, to be charged at time of reinstatement.
HURRICANE POLICY
v We do not offer refunds or reschedule trips due to hurricane activity. If you are concerned about possible interruption, cancellation or delayed travel due to adverse weather conditions, you are strongly encouraged to purchase trip insurance.
